Lender panel & Handbook reference · England and Wales
One place to checkpanel membership, redemption statements, certificates of title, transfers of equity, consent to let
A firm that is not on your mortgage lender’s panel cannot act for the lender. Start with the lender, not the firm.

Or browse the full directory of all 128 lenders.
Covering 128 UK lender panels, including Birmingham Midshires, Santander, Halifax, Co-operative Bank, Coventry Building Society and more.
Three kinds of page, and what each is for.
- 128lendersLender panel pagesSearch a named lender’s panel by postcode. Panel membership decides whether a firm can act at all. Where it cannot, the lender instructs its own solicitor separately and the borrower pays for both.
- 50topicsHandbook topicsCertificates of title, transfers of equity, consent to let, shared ownership, and the title indemnity policies that come up on a defective title. Written from the subject, for the fee-earner running the matter.
Three steps to the right answer.
Name the lender
The requirements are the lender’s, not the firm’s. Every page here starts from the lender for exactly that reason.
Read what it requires
Notice periods, discharge routes, what a certificate of title commits a firm to. The topic pages hold the general position and say which Part 2 question holds the rest.
Search the panel
The postcode search hands over to LenderPanel.com, which maintains the directory of firms working with each lender’s instructions.
Making lender Handbook compliance part of the conveyancing process.
Written for conveyancers in England and Wales, and for borrowers who need to know which firms can act on their mortgage: where to apply for a redemption statement, what a certificate of title commits a firm to, and which firms work with a given lender’s instructions.
What this site does not do is reproduce Part 2 of the UK Finance Mortgage Lenders’ Handbook. It is amended without notice, and a stale copy on a page someone relies on is worse than no copy at all. Where the answer is lender-specific, the page says which Part 2 question holds it.

For firms: is yours listed where borrowers look?
Panel membership decides whether a firm can act at all, and borrowers choosing a conveyancer search the directory rather than the panel list. LenderPanel maintains that directory.
Listing is handled entirely by LenderPanel. We hold no firm data and capture nothing on this site.
An independent service. No lender named on this site owns, endorses or is connected to it, and every lender name here is used purely to identify the lender in question. Search results are produced by LenderPanel.com and show a selection of firms working with a lender’s instructions, not that lender’s full approved panel. Nothing here is legal advice on an individual matter.
